Thinking about purchasing a manufactured or mobile home?
What’s involved? It starts with finding a good agent and that perfect home. The one that will suite your needs, whether you are a winter visitor or full time occupant.
Are you paying cash or do you need financing? Make sure to talk to a lender that specializes in manufactured homes so you are pre qualified before you look.
When making an offer, expect that you may need to provide earnest money. Those funds should be in a trust or title escrow account.
You will have the opportunity to do a home inspection. Mobile or manufactured homes are sold as - is so make sure you do your due diligence.
You will need to go through the parks approval process. Every park will require this. It can involve a background, credit and/or criminal check. Each park will have its own criteria. They are not all the same.
There will be closing documents and escrow and title fees. You should also receive a settlement statement showing how your money was used for the purchase.
You may or may not (lenders will require) need to obtain home owners insurance. Get some utilities put into your name.
You should expect to do a final walk through of your home the day before or day of closing. Make sure everything is the same as it was at the time you viewed it last.
After closing, be sure to set up an appointment with the park to sign leases.
