Need to sell a mobile / manufactured home? What’s involved?
Selling a manufactured or mobile home is a process but it doesn’t have to be difficult with the right agent.
Time to get the house ready! Pick up and straighten, hide packed boxes, clean those light fixtures and do any touch ups around the house so it sparkles when potential buyers show up.
There is always a commission, and it’s negotiable. It isn’t paid up front, it comes from your proceeds. I do not charge any advertising fees up front or non refundable fees.
How is the home titled for ownership? You may need death certificates or copies of a Trust, if applicable. Have those documents ready at the time of listing.
After all the paperwork is done and I have your permission to list it, I take pictures, install a lockbox, take measurements, put up a sign and start advertising. The more people that view the home, the faster you find a buyer. So exposure through good advertising is crucial.
Your job is to let all your friends and family know you have a great home for sale. Then send them to me. I assist potential buyers with video’s, video showings and put flyers in the home so potential buyers don’t forget your home when they view so many.
Once you have an acceptable offer, the buyer will most likely do a home inspection and will need to get park approval. All documents are run through a Title company,
so there will be some closing paperwork near the end. The day of your closing you will need to be out of the home so the new buyer can step in. Sellers proceeds are generally disbursed by the Title company within 24-48 hours after closing. Sellers can have their funds wired directly or pick up a check. Whichever is easier.
